Services

Engineering for the land-development cycle.

Typical civil services for residential communities and related utility work. We describe the work honestly. We do not invent seals, license numbers, or scopes we have not been asked to perform.

01

Grading & earthwork

Residential land development lives or dies on the dirt. We prepare grading plans that balance cut and fill, set street and lot elevations, and give builders a surface they can actually construct.

  • Mass grading and finished-lot grading
  • Street and alley profiles
  • Earthwork quantities for bidding
  • Erosion and sediment control plans

02

Drainage & stormwater

We design storm systems for the jurisdictions that will actually stamp the plans — county, city, and district criteria, not generic textbook drainage. The goal is a system that can be permitted, built, and maintained.

  • Storm sewer and inlet layout
  • Detention and water-quality facilities
  • Overland flow and emergency overflow paths
  • Drainage reports and hydrologic calculations

03

Utilities coordination

We coordinate wet and dry utilities against the lot layout and paving so the first phase is not held by a last-minute clash. Water and wastewater design follows the serving utility’s standards; dry utilities are reserved in the plan, not left as an afterthought.

  • Water distribution and wastewater collection
  • Service connections and easement layout
  • Utility conflict and corridor coordination
  • District and franchise utility interfaces

04

Plans, reports & review

Drawings have to answer the reviewer’s question the first time. We prepare construction plans and the reports that sit behind them, then stay with the set through comments, resubmittals, and construction-phase questions.

  • Construction plan sets for land development
  • Drainage and utility reports
  • Platting and plan-review coordination
  • Construction-phase RFIs and as-built support

A note on credentials

Sealed work in Texas is performed by licensed professional engineers when a seal is required. This site does not publish PE numbers, does not impersonate a public agency, and does not offer legal, surveying, or brokerage services.

Have a tract, a phase, or a review comment that needs a civil set?

Tell us the jurisdiction, the lot count, and where you are in the cycle. We will respond with next steps — not a brochure.
