Civil work, scoped to what land development actually needs.

Grading & earthwork

Lot and street grades that drain, build, and survive review — not just look tidy on a sheet.

02

Drainage & stormwater

Detention, conveyance, and outfall design sized to Texas rainfall and local criteria manuals.

03

Utilities coordination

Water, wastewater, and dry-utility corridors coordinated so phases are not waiting on a conflict.

04

Plans, reports & review

Construction documents, supporting reports, and a disciplined path through agency comments.

Selected work

Communities and utility work the firm is associated with.

Sofi Lakes is a master-planned community project in Katy / Waller — not a branding exercise. Other work includes Acorn Ranch, Azhule Homes, and water-wastewater related assignments in Granbury.

How we work

Technical, local, and honest about what a drawing can do.

  1. 01

    Read the jurisdiction first

Criteria manuals, serving utilities, and floodplain constraints come before a pretty layout. Texas review is specific; we treat it that way.

  2. 02

    Design for constructability

Lot yield matters. So does whether a contractor can build the street, the detention, and the wet utilities without a change-order novel.

  3. 03

    Stay through comments

A first submittal is not the job. We remain with the set through agency comments, utility coordination, and construction questions.

Have a tract, a phase, or a review comment that needs a civil set?

Tell us the jurisdiction, the lot count, and where you are in the cycle. We will respond with next steps — not a brochure.
